With financing costs rising across the development sector, the pressure on project schedules is unlikely to ease in the near term.
How Dubai Regulates Developer Delays

RERA and UAE Law No. 13 of 2008 set out a framework that governs what happens when developers fail to deliver on schedule. The framework includes mechanisms through which buyers may - depending on their specific situation - be able to seek compensation, pursue a formal complaint, or in some cases explore cancellation and refund options.

How these mechanisms apply to any individual buyer depends on factors including: how far advanced the project is, what the SPA says, and how the delay has been communicated and documented.

This is not a one-size-fits-all situation. What’s available to one buyer may not be available to another in a similar-seeming position.
The Practical Issue With Waiting

One thing that comes up consistently in these cases: the options available to a buyer tend to narrow as a project progresses toward completion. Buyers who begin exploring their position earlier generally have more to work with than those who wait until the situation becomes urgent.
